Mr. Joe Carroll is Vice-President, Human
Resources for IST Management Services in
Atlanta, Georgia. IST is a national facilities
management company providing mail, copy
and technology services for large corporations.
Joe has over 20 years experience in managing
human resource departments for major
corporations and has been with IST since
its inception over 10 years ago. His primary
functions are executive recruiting and
management training. His recruiting efforts
helped his company grow by a total of 70%
during the last two years making IST one of
the fastest-growing, privately-held, dedicated
facilities management companies in the USA.
Joe earned his Bachelor’s Degree in English
from Queens College and earned his MBA from
St. John’s University (formerly The College of
Insurance) in New York. He is certifi ed as a
senior professional in human resources by the
Society for Human Resource Management.

Understanding, and being understood by
clients, customers, consultants, contractors and
suppliers, will enable facility managers to ensure
that everyone is focusing on the same goals.
As facilitators, FMs directly or indirectly ensure
that matters are effectively resolved through
bringing all sides together, helping meetings
run smoothly and allowing all sides to have their
say at the appropriate time. This interactive
session aims to provide tools to address all
these different elements of communication from
appreciating the underlying concerns of the
customer, to answering those diffi cult questions.
It looks at intellectual, emotional and practical
issues, visual and verbal communication,
and provides insights into ways in which the
individual can operate more effectively in the
future.
OBJECTIVES
• Develop understanding of the dynamics
that exist between clients and customers
and their building owners and managers,
consultants, contractors and suppliers.
• Prepare and participate in meeting situations
so that optimal outcomes are achieved.
• Devise, format and present information in
a way that is clearly understood and elicits

Ms. Santa Raymond is an architect and interior
designer, an RIBA Client Design Advisor and a
design communicator. As an NLP practitioner,
she consults, lectures, teaches and runs
seminars worldwide. Santa was responsible for
the offi ce section in the Architects’ Handbook,
and writes on the built environment for national
and technical press.
